Spring usually brings a boom in housing sales, and this year sellers have an advantage.
“The current climate is incredible, things are moving quickly, there are more buyers than there are homes to sell, which we would say inventory, so our buyers are high, our inventory is low and so therefore, if you have something that’s worthy of sale, priced right and looking fabulous it will go quickly in this market,” said Elizabeth Gretz, Real Estate Broker with Coldwell Banker.
Recently listed among Money Magazines “Top 50 Best Places to Live in America,” there are some obvious reasons why families choose Naperville to settle in, like the Riverwalk, the downtown shopping scene and the numerous job opportunities.
And though some of the perks come at a cost to the homeowner, folks are willing to look past the added price.
“I think people are very forgiving of our tax dollar amounts when they are coming here, because they are coming for District 203 and 204 and Special Ed programs and Park District. So we are not terribly hindered by it, we hear about it but we can qualify why they are what they are,” said Gretz.
But if you’re a buyer, there are a few things you need to start doing now.
“The most important part is doing your homework. Making sure your finances are in order, and then you want to start interviewing local agents and their local market space, and maybe interview one or two agents, see who you feel most comfortable with, make sure that they’ve been doing it for a while, they have a good team, and they are familiar with the market that you’re looking in,” said Dan Firks, Real Estate Broker at Remax.
Both Firks and Gretz recommend being pre-approved by a bank before starting the house search.
“You can’t get in my car if you don’t have a pre-approval letter from the bank, and when I’m calling to make appointments for you to look at homes, no one will let us in the front door if you’re not already qualified. It can take ten minutes to become prequalified for a dollar amount,” said Gretz.
And once you do find your dream home, don’t hold out on offers, as lately, most homes are sold within days of going on the market.
Gretz also says in today world, 98% of people will first see your home online when shopping, so make sure you have an online presence complete with picture and video to keep your home in the running.
